Step Two: Financing Your New Home

With An Agent: Most real estate agents will already have contacts with local lenders to get you the best deal on a loan. The agent is putting their neck on the line, so you can trust that the loan will be safe and the lender will have your best interest at heart.

Without An Agent: You have to rely on your own merit to find a reputable lender in the area that will put you, the customer, before anything else.

Step Three: Finding Your Home

With An Agent: Again the agent will have contacts, and be up-to-date on market trends. This is their job, it’s what they dream about at night. They enjoy matching buyers with their dream home. Keep in mind, agents have already been in some homes on the market. Meaning, they can take your preferences in consideration and eliminate homes for you without wasting time on a tour.

Without An Agent: You’re pretty much on your own to organize and eliminate homes that aren’t just right for you. This could easily take up another 20 hours a week for most amateurs.

Step Four: Making An Offer

With An Agent: Bidding wars are like child’s play for agents. If you really want the home, they can get if for you while still staying in your price range.

Without An Agent: You better be able to defend your turf without an agent. Bidding wars can be nasty, and you’re not guaranteed to come out on top.
